Dear Planning Officer, I wish to object to planning application HPK/2026/0228 for the redevelopment of the Spring Gardens Shopping Centre. Buxton is a historic Georgian spa town with a unique identity and architectural heritage. The proposed development appears urban in style and scale and seems more suited to a city centre than to a market and spa town such as Buxton. I am concerned that the size and appearance of the proposed buildings would harm the character and settng of the town. The development includes a large number of residential units and commercial uses, including bars and a cinema, yet there appears to be insufficient parking provision. Parking in Buxton is already under pressure, and additional residents and visitors are likely to worsen congestion and place further strain on local roads. I am particularly concerned about: Loss of the historic character and visual identity of Buxton. The scale and height of the proposed buildings. Increased traffic congestion and parking problems. Pressure on local infrastructure and services. The impact on the town centre and existing businesses. Regeneration is important, but it should respect Buxton's heritage and be designed in keeping with the character of a Georgian spa town. Development of this scale risks changing the nature of Buxton irreversibly. I respectfully ask the Council to refuse this application or require significant revisions that better preserve the character of Buxton and provide adequate parking and infrastructure. [Page 2]
