I object to this planning application on the basis that it is incompatible with the visual, environmental and social amenities of the traditional Spa and market town of Buxton. Rather than enhance amenities the proposed plans, increase the number of rental only properties to an extent beyond current and future demands. There is a proposed significant reduction in numbers of parking facilities within accessible distance to the supermarket and other essential facilities such as opticians and retailers located within the Springs centre in these plans even with the unconfirmed proposed additional car park next to the train station. This is an unacceptable disadvantage to the demographic in Buxton and the surrounding areas. There is a high population of retirees who many are less able to walk further distances with shopping to their cars. The same applies for the many young families who use pushchairs. The community is being disadvantaged and having essential amenities made less accessible. Public transport is not sufficient into, from and around Buxton to replace these essential amenities. Buxton is an historical town with many modern amenities that blend sympathetically with the existing architecture, the proposed modern overdeveloped scheme would be out of place and unsympathetic to the existing amenities and architecture causing significant impact to and loss of considerable amenities. There is a significant lack of facilitation of existing businesses within the scheme which is prioritising rental properties over existing and any future or expansion of existing businesses which again completely places Buxton residents and council taxpayers at a disadvantage. The consultations identified a desire by residents for the scheme to provide social amenities such as cinema, sports facilities and meeting places this proposed scheme does not address these facilities. Buxton is a destination town of much historical, architectural, cultural and walking facilities it is already well served by many green spaces in central Buxton from within the nearby Pavilion Gardens with the open and accessible river Wye running through and the boating lake as well as the nearby Slopes which provide many recreational opportunities and facilities. The proposal to increase green space and open the river bank in the Springs car park would not add to the existing recreational facilities and does not take into account the nature of the largely wet climate in Buxton and therefore would risk becoming an unused facility which would encourage antisocial activity causing discomfort and nuisance for tenants of the many rented properties and won't require additional policing, this would cause loss of social and domestic amenity for residents and police. For these reasons I OBJECT to the planning application.
