Completely inappropriate development, not what Buxton needs: * Parking - will remove existing parking in centre of Buxton and replace it with parking on the far side of the station. So people with bags of groceries have to walk a significant distance from the shops to their car, including crossing a main road. Utterly ridiculous idea. * Highway safety - shoppers crossing main road to get to the proposed car park - not safe. * Traffic - Station Road already busy, if there is even the slightest issue on any of Buxtons main roads it quickly becomes congested. Add in the proposed residential and office traffic and Buxton will be gridlocked more often than it already is. * Effect on listed building and conservation area - Buxton town centre has many beautiful old buildings. The proposed development is a big ugly modern monstrosity, and in no way fits in with the traditional aesthetics of the existing buildings. * Layout and density of building - too big, too many residential properties. Buxton doesnt need that many overpriced apartments in its centre. * Design, appearance and materials - ugly, doesnt match the appearance of the buildings around it. Will stand out like a sore thumb. What Buxton residents need from their town centre is affordable commercial shop premises for local businesses, more opportunities for bars and restuarants, the parking they already have for easy access to ll the shopping areas, some affordable residential properties for, and pedestrianised open spaces. This proposed development provides none of that, and simply seems to be a vehicle for the developer to make a lot of money from residential properties that the town doesnt need. [Page 2] Also, what about the chaos caused by the construction phase? Where will the existing shops go during the development? The noise, the dust, the traffic issues caused by construction traffic? How many years of disruption and inconvenience will it cause the people of Buxton? High Peak Borough Council will do the people of Buxton a grave disservice if they allow this development to go ahead.
