I wish to register my objection to this planning application. This application and HPK/2026/0229 form the basis for the transformation of Buxton town centre and the future of our high street and both are a betrayal of the original presentations for retail, public space and heritage based regeneration It is my understanding that there will be less than 1% increase in retail space with the remainder being a massive housing project for 332 new homes I would like to know how Capital and Centric have been allowed to put forward plans that have evolved so much and become so far removed from the original intention for the Government Future High Street funding. I understood that in purchasing the Springs shopping centre, High Peak Borough Council were in control of the overall vision for the town centre. The construction of these buildings - four to five storeys in places - is incongruous to our heritage surroundings. If the planning application is approved, it must be on condition that local stone is used to form the exterior as was the case with Devonshire Place and McDonalds. I see that removal of the only existing mature trees on the whole site, at Wye Street, is planned to accommodate a new retail/housing block. There does not appear to be any conditions to ensure that removed trees are suitably replaced in what constitutes 'green' spaces. Additionally there should also be trees around the perimeter of the whole site to maintain biodiversity and enhance the wider landscape of the area. I understand that there will be a separate application put forward to develop the site adjacent to the railway station to provide additional town centre parking. This must be made integral to this application and not just a promise for the future [Page 2] I hope that Bob Phillips will look at these planning applications with the original scope of town centre regeneration in mind and reject them on the basis of their evolvement to a housing focused development
