I object to this application for the following reasons: 1. Lack of transparency and inadequate consultation by HPBC about these plans. The transfer of ownership of the Springs Centre and car park to C&C for what has become a major housing development and little else is a huge concern. This is not the type of regeneration Buxton needs and not what residents were led to expect. 2. There appears to have been no proper impact assessment regarding the effect of a lengthy civil engineering project on local businesses and on tourism, which is a significant factor for the local economy. 3. The scale and density of the planned apartment buildings constitute over-development in our small market town, where the infrastructure is already overstretched. 4. The design of the apartment buildings is inappropriate and incongruous in the context of our spa town Georgian and Victorian architecture. 5. Loss of the currently very well used town centre car park would be disastrous both for residents and for visitors and would have a significant adverse effect on existing retail and hospitality. The alternative parking proposed is both inadequate and poorly located across a very busy road. 6. As joint applicant HPBC has a conflict of interest so surely an independent authority should be determining this application. [Page 2] 7. In view of the imminent local government reorganisation I consider that such a fundamental decision about the future of the town should be put on hold. Meanwhile there should be a transparent and fundamental rethink about what kind of regeneration is in Buxton's long-term best interests.
