I very strongly object to planning application HPK/2026/0228. As a local resident in Buxton, I am deeply concerned that this scheme is an overdevelopment of the site. It appears to be dominated by a very large amount of housing, and the scale feels far beyond what is appropriate for a historic spa town and tourist destination like Buxton. I am also very concerned about the lack of car parking. Parking in Buxton is already difficult, and reducing the number of spaces further will make the situation worse. Buxton serves a wide rural catchment and attracts many visitors, and public transport is not good enough to replace the need for convenient town-centre parking. This proposal risks puttng people off coming into the town altogether. The design and appearance of the buildings are another major concern. The proposed buildings look too modern and do not fit with the architecture and character of Buxton. The scale, massing and overall design do not respect the historic settng of the town. I am also concerned about traffic and access. The changes to roads and access arrangements, together with the loss of parking and increased residential use, are likely to create further pressure on already busy streets. These issues need much closer scrutiny. If the scheme were significantly reduced, with more parking provided and fewer homes, and if the buildings were redesigned so they better reflected Buxton's historic architecture and character, then I would be more willing to consider it.
